What is a steel-framed modular home? It's a building whose skeleton is produced in a manufacturing plant from cold-formed steel profiles. Walls, floors, and roof trusses are calculated, cut, and perforated through a digitally controlled process, then numbered. Ready-made 2D panels or 3D modules are delivered to the construction site, which the contractor assembles in just a few days.
Why steel instead of timber? Galvanized steel does not rot, does not warp due to moisture, and is not attacked by insects or fungi. The profiles are perfectly straight and repeatable, which translates into millimetre precision on site. The structure is lightweight, so foundations can be simpler, and steel is 100% recyclable.
How long does building take? Panel manufacturing at the factory typically takes several weeks, running concurrently with foundation preparation. Assembling the framework of a detached house takes the contractor from a few days to two weeks. Off-site industrialised construction can shorten the entire schedule by up to half compared to traditional methods.
